Learning Center: Finance and Insurance


People are innundated with a variety of terms describing mortgages that are available on the market.

David Murphy will introduce and tell you about each of the following types of borrowing.

Conventional financing is all mortgages unless they are government-backed loans. Conventional mortgages are made by private lenders.
HVA/VA financing guarantees lenders against loss if a property is foreclosed due to default. These assumable loans are available to eligible veterans and may be used to buy, refinance, construct or repair a house. If the VA property appraisal is less than the sale price, the borrower pays the difference as a down payment.
Hard money is a loan usually from a private lender. Actual money loaned and secured by a trust deed as opposed to a loan carried back by a seller, in which no money passes.
Owner financing is a property purchase transaction in which the property seller provides all or part of the financing.
Down payment assistant programs each have their own unique guidelines and income restrictions. These programs provide funds for down payment, closing costs and prepaid items.

Barbara Wilkerson will tell you about each type of the following insurances.

Liability is what the policyholder is legally obligated to pay because of bodily injury or property damage caused to another person.
Homeowners insurance policy covers the house, the garage and other structures on the property, as well as personal possessions inside the house such as furniture, appliances and clothing, against a wide variety of perils including windstorms, fire and theft.
Renters is a form of insurance that covers a policyholder’s belongings against perils such as fire, theft, windstorm, hail, explosion, vandalism, riots, and others. It also provides personal liability coverage for damage the policyholder or dependents cause to third parties. It also provides additional living expenses, known as loss-of-use coverage, if a policyholder must move while his or her dwelling is repaired. It also can include coverage for property improvements. Possessions can be covered for their replacement cost or the actual cash value that includes depreciation.
Workers compensation is insurance that pays for medical care and physical rehabilitation of injured workers and helps to replace lost wages while they are unable to work. State laws, which vary significantly, govern the amount of benefits paid and other compensation provisions.
